Five Corners Flats consists of four luxury condominium flats located on the 2nd and 3rd floor of a new construction building. Each flat will have 3 bedrooms, 3 baths, and 2300+/- Sq Ft.

Five Corners Flats is located in a 3 story new construction building at the SE corner of Eddy St. & Corby Blvd. directly across the street from Trader Joes and Eddy St. Commons.

We are breaking ground April 2024 and expect units to be completed and ready for occupancy Summer 2025.

Five Corners Flats is being developed by Holladay Properties, constructed by Horizon Builders and exclusively marketed by Irish Realty.

 These four luxury units are “for sale” condo units only. However, there are 108 “for lease” apartments also being built concurrently to the south side of the Flats in an adjacent building which will be available. Please contact Steve Smith at 574-360-2569 for more information.

Yes, these units will abide by the no more than two unrelated occupants, which applies in the city of South Bend and St. Joseph county. As a result, this must be between two or less unrelated parties. It cannot be leased out to undergrad. If you are an owner, your child can live here with friends during their senior year. There will be a six month minimum requirement, which will limit short term rentals. 

Five corners flats has thoughtful security systems in place to promote safety and peace of mind. There will be a card reader to get into the exterior door to access the interior vestibule and elevator lobby.  There is also a card reader to be able to activate the elevator to reach the 2nd or 3rd floor.  There is a card reader for stairwell access.  There are CCTV cameras on the exterior facing the entry, in the lobby and in the elevator.  There will also be card reader access to enter individual units. There will also be plenty of lighting in the parking lot, entry ways, lobby and common areas to promote safety.

There is no full-time primary resident owner occupancy requirement for these units. There are no deed restrictions related to the University of Notre Dame or requirements that you live here full-time as your primary residence.

These are condominium units, therefore you will receive simple title to your respective unit with an assigned tax key number. However, it is true ownership rather than lease land, which is common with some of the properties near Eddie Street and Trader Joe’s. This will give you full ownership rights, and also simplifies financing and future resale.

Property taxes are relatively straightforward in the state of Indiana. As of 2009, we use a market value base to assess value equal to your purchase price. Tax rates are one percent annually for primary occupied residential with the homestead exemption, and 2% annually for non-primary second homes and rentals.  You may qualify for primary occupancy status. The condo owners association will maintain a master policy to protect the building envelope, roof, and exteriors. Individual owners are required to carry condominium insurance on their units, covering from the drywall in, as is typical for condominiums. Please reach out to your insurance agent or request information from one of our preferred insurance agents for a quote on condo owners’ insurance.

Five Corners Flats will establish a condominium owners association to oversee governance and long-term operations. Initially, the developer, Holladay Properties, will oversee the completion of construction units until the association is formed and a board of directors is elected. Covenants and restrictions governing property use are available upon request.

Five Corners Flats is pet friendly. There is no specific limitation on size, breed, or quantity of pets for the property. The only Requirement is that your pet be on a leash and all waste be immediately removed when outside.

Five Corners Flats does restrict you from having grills on your outside balconies.

Monthly association dues are not currently established for Five Corners Flats. Once established, there will be an annual budget for review along with a monthly amount that is billed quarterly. Services will include trash, recycling service, snow, removal, lawn care, and other general maintenance to the common areas and parking. More information should be available soon.

Utilities are metered separately for each unit including electric service through American electric power, natural gas service through Nipsco, and city water and sewer service to South Bend, Water Works. Trash and recycling part of the condo owners association dues will be established prior to occupancy. There are several high-speed Internet providers in the area.  There will be fiber to the building and details will be forthcoming on costs and speeds for high speed internet access.

Five Corners Flats will certainly enjoy a dynamic relationship with the Five Corners apartments adjacent to the property. You will have Access to fitness room, dog wash, clubhouse, deck and bike room. 

Five Corners Flats owners will enjoy one dedicated surface parking spot in close proximity to main access doors to the flats building. There will be towing service provided in case these spots are utilized by unauthorized users. There will be additional first come, first serve surface parking available to the public.  Parking space(s) may be available for lease in the parking garage subject to availability once the garage is complete. 

The preferred user for the first floor commercial space is a breakfast provider.  There is not currently a tenant or lease in place more information will be forthcoming as a restaurant takes the space for future use. This will certainly be a great amenity to have right below your unit.

Five Corners Flats have been designed and selected by Holladay Properties prior to the construction of units. Finish schedules and selections are available by unit on the schedule by request.
