Where is The Hills at St Joe Farm?

The Hills at St Joe Farm is conveniently located near the corner of Anderson and Bittersweet Roads providing easy access to the Heritage Square Shopping Center, the Indiana/Michigan State Line,  the 80/90 Toll Road entrance, medical facilities, grocery stores, dry cleaners, drug stores and restaurants.

What is the style of the homes?

Featuring a carefully curated Urban Farmhouse, The Hills offers eight thoughtfully laid out floor plans ranging from a charming ranch to a grand two story. Floor plans embrace open concept main floor living areas, spacious master suites, finished basement options and 3 car garage options.

What is the price?

Home & Lot Packages are available and start in the mid $400’s.

When can I move in?

Average timing for new construction is  9-10 months, with the first 60-90 days including financing, builder and selection meetings, and title work, with the remaining 6-7 months including the foundation pouring to client occupancy. 

When will additional phases be released?

Phase 2 Lots are tentatively scheduled for availability the Summer of 2022 with additional phases to follow.

Can I purchase two lots side by side?

No.

Can I have a fence and a shed?

You may have a fence with the HOA’s approval of the style and location.  Sheds may not be larger than 10×12 and the predetermined style and location must be approved by the HOA. Each lot will have a designated area for the shed.

What do villa services look like?

Winterization of sprinklers, 26 mows between April and October, plowing snow above 2 inches in the winter, and edging and weeding and fertilization twice a year. 

Will there be a separate area in the neighborhood for only villas?

No. All lots will be villa optional

What special features does the neighborhood offer?

The Hills at St. Joe Farm offers the community an expansive 6 acre lake, community park, and water/sewer system.

Who can use the lake, can I have a boat, and will it be stocked with fish?

Everyone in the neighborhood can access the lake through the community park. Kayaks and paddle boats are allowed. Non motorized vehicles only. The lake will not be stocked with fish for fishing.

Will there be a kids playground at the community park?

No, there will not be a playground.
