Indiana’s New Home Construction Boom
Did you know that Indiana ranks in the top 10 states for new home construction starts? In fact, we’re building more homes than our neighboring states! While this is great news, the reality is that we’re still not constructing enough homes to keep up with demand.
New Construction Trends in St. Joseph County
Looking back to 2014, new home construction in St. Joseph County had slowed to a crawl due to the lingering effects of the Great Recession—only 150 homes were built that year. Fast forward to today, and that number has nearly doubled, signaling a strong rebound. However, even with this increase, we still have more buyers than available homes, creating a competitive market for anyone looking to move.
Why Build?
If you’re like many of our clients, you may be having a hard time finding the perfect home. With limited inventory and rising demand, building a new home is becoming an increasingly attractive option. Not only do you get exactly what you want, but you also avoid the stress of bidding wars and settling for a home that doesn’t meet your needs.
More Demand is Coming!
In addition to Indiana’s ranking as a leader in new home construction, recent major investments in Northern Indiana are set to drive even more demand for housing.
- Amazon Web Services (AWS) is investing $11 billion to build a data center near New Carlisle, which will create at least 1,000 new jobs. This is the largest capital investment in Indiana’s history and will bring an influx of workers looking for homes.
- Notre Dame’s Downtown South Bend Tech and Talent Hub, supported by a $30 million grant from the Lilly Endowment, will drive innovation and economic growth, further increasing demand for housing in the area.
Other major tech companies, including Google and Meta, are also expanding their presence in Indiana with large-scale data centers, bringing more high-paying jobs to the region.
These massive investments in tech and infrastructure mean that housing demand will only continue to rise. If you’re thinking about buying or building a home, getting ahead of the curve could be a smart move.

With demand rising and new developments on the horizon, now is the perfect time to explore your options. Whether you’re looking for a custom build or a move-in-ready new home, there are exciting opportunities waiting for you.
